The Main House
The main house is almost all stone built, and dates back over 200 years. While this is still a renovation project, we have done huge amounts of work to make the house habitable and generally comfortable, but there is still enough to do to put your own stamp on the building and make this your own project. The entire main infrastructure is installed. Mains water, electricity, sewage and plumbing. A large and environmentally sound septic tank is also installed. The majority of the work left to do is cosmetic and finishing off with no structural work to be done at all. Large parts of the house have new block/beam floors and ceilings, but great efforts have been made to keep many original features and exposed stonework. The house has South facing views and gets excellent sun exposure from early morning to sunset.
Ground Floor.
Entrance /cloakroom/utility room is stone built with stone steps to kitchen. The Kitchen/Living/Dining Room is a lovely large roomy space, encompassing a good-sized cooking and preparation area, renovated with a rustic style, exposed stonework plus original window with slate sill looking out into the garden. The kitchen area has rustic handmade wooden shelving; a good quality stainless steel log fired cooking range with clothes dryer above. A good-sized run of varnished hardwood and polished granite worktops coupled with the stone butler sink complete the rustic effect beautifully. Useful Storage baskets are concealed beneath the worktops. Please note, there are no fitted kitchen units. There is plumbing for a washing machine. The walls are rendered and painted with decorative stonework picked out. The dining /living area is large enough to hold an eight-seater table and chairs comfortably. It has exposed stonework in places and also some handmade wooden rustic shelving for storage. The built in log fired range is the heart of this large room, during winter it is not only a useful cooker, but dries washing and heats the house. A very economical system, easy to use and to get used to. This room has painted concrete floors ready for tiling and new block and beam ceiling; we plan a new wooden ceiling at some point.
The storage room is like an above ground cellar. Partly below ground level, it still has the original earth floor and wooden ceiling. It needs the walls rendering as at present it is untreated stone. . It is used as storage for wine, olive oil, and winter stores of vegetables, as the temperature remains constant all year round.
Lounge (6.2m x 5.1m with doors through to a terrace 4m x 6.8m)
Stone and slate stairs lead to the large main room. A good-sized L shaped probable lounge. Large log burner. Brick built with new block and beam floors. Wooden beamed roof is partially insulated but needs finishing and would lend itself to wooden panelling wonderfully. The main feature of this room is the two sets of wooden double doors opening onto the large roof terrace. The wonderful far-reaching views of the surrounding countryside and forest are fantastic. This terrace is a lovely focal point for the whole house. It gets the rising sun and excellent views of the gorgeous sunsets so often seen in this part of the country. Although this room needs more work, it is mainly cosmetic, plastering and such to make it a good comfortable room with a view…Again we plan to have this room rendered within a very short time.
Main Bedroom (3.7m x 3.9m)
This light airy room has a triple opening original wooden window, which overlooks the garden and has forest views. Original varnished wooden floorboards and wooden painted ceiling.
Bedroom two/lounge/dining room
This space has so much potential, we were preparing it to become an en-suite bedroom with its own balcony overlooking the garden and the forest views. The exposed stonewalls and original window surrounds would make this a beautiful room for any use. The block and beam floors have been almost completed just needing the final layer of concrete. We hope to complete this soon. We are also planning to render the walls too. The wall overlooking the garden is open at the moment, as the space was left to fit a large sliding patio door to the balcony.
Bathroom (2.2m x 2.9m)
Reasonable sized family bathroom, wooden window looking into the garden. Bath with mixer taps and over bath shower fitment. Low-level toilet and modern wash hand basin with mixer taps Hot and cold water (Gas water heater) although this room needs more work, tiling/new wooden ceiling etc the white bathroom suite is modern and recently fitted. The block and beam floors have been done. Again, this is an easily updated fast fix room.
Office (2m x 1.6m)
A small but light room with light coming via a skylight tile in the roof. Would make an excellent en-suite shower room for the main bedroom. Alternatively, good continued use as an office as we do. Wooden floors and ceiling. Both could do with an upgrade but are serviceable now.
Small Room Two. (2m x 1.9m)
At present being used as storage, but could be combined with office to make reasonable sized extra bedroom. Other possible use could be as small nursery, or dressing room. Wooden floors and ceiling. Again, serviceable but could do with an upgrade at some point. The whole main house will need a rewire at some point. However, it’s not vital right now.
As a whole,the house is unfinished but very habitable, warm and dry and comfortable in winter and cool and airy during summer. It’s a project that can be lived in and finished at your leisure.
Guest cottage/caravan and pool area
A beautifully renovated guest cottage. This is renovated from a barn over 200 years old, and comes complete with all furniture and fittings. Including the antique carved double bed, and bedroom furniture, plus all kitchenette equipment, including fridge, two burner hob, sink, kettle etc. The en suite shower room has all fitted features, toilet, shower and wash hand basin and is tiled from floor to ceiling which is wood panelled. Gas hot water heater included. There are two comfortable armchairs and a small dining area. A fully fitted completely liveable and beautifully finished studio apartment. Cool tiled floors, all new bespoke made wooden hardwood windows and doors, marble windowsills and doorstep. With the lovely beamed, panelled and well-insulated roof and a fitted log burner makes this a totally unique place. Cool in summer and cosy in winter. Again with stunning views across the whole valley, plenty of car parking space, and good attractive outside spaces. There are two large storage rooms under the cottage apartment, which we use as barns for tools and as a workshop. The large patio area outside the front of the cottage has shady vine covered pergola, flower filled tubs and small flowerbeds also plenty of room for patio table and chairs. The perfect place to sit on sunny afternoons. There are also fittings for a hammock under the shady area. Just past the patio, you find a stone built BBQ area, complete with brick built BBQ, again plenty of room for tables and chairs for eating al fresco. The whole area is attractively gravelled and has stone walls and planters. Past the BBQ, area is the secluded poolside sundeck. This attractive raised and tiled area has a tiered back wall with shelves for candles and lanterns, stone steps lead to the upper level garden. There is plenty of room for sun loungers and a small cushioned seat set into the back wall. This sundeck is adjacent to the small above ground pool. 5 metres in diameter. This comes complete with filter and pump. Across the car park and on a lower terrace, is sited the compact 14ft 2-berth caravan. The caravan is in good condition, has electric hook up, its own water system, heater and full fitted kitchen. Ideal for use as an extra bedroom or family accommodation. We use it for accommodation for our volunteers. It has a small but tidy gravelled area to the front with a gravelled path leading from the car park level.
Land and Garden
Bouca Da Figueira has just over 4,000m2 of land, comprising, a large fenced area surrounded the house, containing olive trees, (we have just over 40 Olive trees in all.) two Peach trees, a small Pear tree and is generally landscaped with small flower areas and pretty dry stone walls. There is a large upper terrace, which contains a row of three stone built barns, which at present are used as a log shed, and two tool sheds. However, could be converted back for chickens or goats etc. Steps with raised flowerbeds alongside lead down from the main house to the cottage and carpark area. The back garden terraces have been used as vegetable growing areas, and contain olive trees, vines, a large lemon tree and Tangerine, fig and Pomegranate tree. Stone steps lead down to the poolside terrace.
The main vegetable growing areas are across the carpark, there is a large 1,000litre water tank for irrigation, plus water rights to the adjacent well. This area has good fruiting vines, raspberries, loganberries, and redcurrants. Below on the main growing area, are nine olive trees, blackcurrant bushes, various herbs, and rhubarb and kiwi vines. This area is irrigated using water from the well. Just this year we grew plum tomatoes, salad tomatoes, sweet corn, melons, aubergines, peppers, courgettes, butternut squash, two types of pumpkin, three other types of winter squash, carrots, two crops of peas, broad beans French beans runner beans, yellow waxy beans, beetroots, spinach, broccoli, cauliflowers, red cabbage and normal, parsnips, turnips and Okra. In addition, tons of Coriander, basil sage and parsley. Continue just down the lane and you come to the new orchard area. On three terraces, this is a lovely place, peaceful and sunny. Three years ago, we have planted plums, apples, pears and cherries. There are two established orange trees, and an old apple tree. The stone terrace walls are planted with very old vines, which still need attention to bring them back to full production. The area above the orchard is forested and good for firewood, which we have been clearing a lot. Across the lane from the orchard is a large area of as yet untouched land. Containing more wild olives and scrub oaks. There is also an overgrown brick built irrigation tank. We have had volunteers down there strimming and tidying it and it will soon be finished. It’s a great area and we did plan to plant nut trees there. But it is a good-sized plot that would lend itself to many uses including small animal grazing etc.
