"Casa Joan" is a 2 storey renovated villa set in the hills behind the charming walled town of Penela. It is situated in the small village of Favacal just 10 minutes away from Penela and within 5 minutes of the beautiful Deserto de São João which has breathtaking 360 degree views of the Serra da Lousã. The house and south-facing garden and patios have stunning views down the hillside. There are several pretty river-beaches close by as well as beautiful landscapes and forests in which to walk or cycle. The property is also only a short drive from the University City of Coimbra with its shops, entertainment and culture.

A further sloping garden area containing apple, orange and olive trees leads on to a communally farmed hillside with spectacular views west towards the Atlantic.

Entrance: Casa da Joan is set into the hillside and has a principal entrance reached via a flight of steps from the road and side and rear entrances accessed along stone flagged paths.

Living room: The principle entrance opens onto the spacious (8mx5m) first floor open plan living area complete with exposed A frame roofing, traditional tongue and groove ceiling and varnished pine flooring. A corner kitchen area comprises freestanding units, gas hob, stainless steel double sink and fridge freezer. It has been sensitively restored and features traditional wooden windows and doors with internal wooden shutters. There is a cast iron woodburning stove.

Bedrooms: Also on the 1st floor is a double bedroom with parquet flooring and an en-suite bathroom containing a roll-top freestanding bath, sink, and toilet. On the ground floor there is a triple bedroom with tiled floor, again with an en-suite bathroom consisting of a 1.5m luxury walk-in shower, double oak sink unit with two freestanding white ceramic sinks, and toilet.

Lower hall: There is a useful tiled entrance hall from the rear patio complete with separate toilet and glass washbasin.

Outside areas and utility room: There is access from the 1st floor to a raised paved side patio area with traditional stone walling and beautiful views. From the ground floor there is access to a further low walled patio area again with stunning views. A detached utility room with exposed stone walls has been constructed from a former bread oven and store, the bread oven has been preserved as a feature. There is a pretty cottage garden beyond this patio area containing orange, apple and olive trees.

Utilities: Electricity and water are present. Water is heated by a gas boiler (propane). The house also has a large septic tank waste unit.

Location: The property is situated 7km from the town of Penela in a rural setting but with the advantages of being close to a large town.
